Maryland New Construction Mistakes On Residential Homes
I've purchased 2 new construction homes and my experience, once the builder breaks ground, it's important to closely monitor the build. I'd go to each property every 1-2 days and get to know the Superintendent on the job, and befriend the guys framing the house, and also photo-document the build too.
You'd be surprised at some of the BIG mistakes builders can make when building 25-100+ production homes in a community. Example; during one build, while the home had a stone front, there was to be vinyl siding around the sides and back. One day I rolled up to the Super sitting in his small pickup truck one house away from my house as he was sipping his morning coffee.
I looked over at my house and saw they were installing the siding and were already half-way done. The Super said "looks good, huh?" and I said, "yeah, it looks great except for one thing;...it's the wrong color." At that moment, he spilled his coffee and said "you're kidding, right?" and I said "nope," and he got out of his truck and ran over to the house to double check the features list and confirmed the siding was supposed to be white, but they installed tan siding.
He tried to sell it to us at a discount but I told him my wife wanted white siding, so they had to remove it and buy all new siding and reinstall it.
